Jimmy! Well, the day finally arrived. Is that picture really you? It must be from our old PHM days :) Seriously though Jim, I appreciated your insight and knowledge, as well as your quick wit and sense of humor. I think more than a few of us learned not to get in front of you when boarding time came for an airplane on a business trip. Seriously though Jim, you were a pioneer for the Relocation Mortgage industry and always a true professional. Thank you for helping me learn the worlds of Relocation and Sales & Marketing. No matter what anyone says, I KNOW I was the luckiest Lead Underwriter back in the day. Thanks for your guidance along the way. It was fun. I remember fondly those calls on a Friday late afternoon, right before a vacation, "You can't leave yet - we've got a major blow up! Ha, ha, just kidding." Good luck to you, you will be missed!

Jim Dunne ("the Dunster"),

We go back to the 24th floor at Salomon Brothers 1984 (was it 1983?). One of the starting members….

I still remember so many fun times back then Jim and you were usually right there….crazy dinners, Doug, Art, Terry of course, JFL……I may have had my first client visits with you, now that I think about it! Thank you for all your advice and friendship over the years. By the way, I still nurse a bad right knee from the time you and I decided to race down the escalator in the Minneapolis airport. It is worth it though because, as I recall, I won (ok, possibly a tie)!!!

I wish you many, many good years and fun times in Florida and Nantucket with your family. I do think of how happy you were in the Norwalk office when we spoke about your grandkids. Nothing brought a bigger glow and smile to your face.

Hope you won't be a stranger now. You will be missed.

James Steven Peter Dunne? What happened to Jimbo, Mr. Jimmy and "The Dunnester?". Well, it finally is a "Dunne" deal, Mr. Rogers is leaving the neighborhood and the career is "fully amortized". Jim, it's hard to believe that is is a quarter of a century since we met when you were at merry Merrill Mortgage and then the fun began with the birth of PHMC. That was when you actually had to carry a comb and you referred to your forehead as evolving into a fivehead.
Susan and I wish you and Carol all the best of health, happiness and a lot of grins as you enjoy the coming years...and please, don't bug Carol at exactly 11:44am each day to prepare your lunch!!

I wish you all the best in your retirement. I've enjoyed working with you over the years. You've always been patient with us (remember how long it took you to convince us direct bill was a "good" thing!) and provided us with a wonderful service for our transferees (oh yeah, don't foget the "employee mortgage program"...another program we took our time in instituting).
